ROOF RECOVER

The initial roof inspection and investigation observations will determine if the existing roof system is a candidate for a Roof Recover.

What is a Recover Roof System?

A Recover Roof System is roof system that leaves the existing roof system in place and then is over-laid with a new roof system. This method of roof replacement is suitable for all flat, low slope and metal roof systems that meet certain requirements and building codes.

Why choose a Recover Roof System?

Saves Time `Both building owners and roofing contractors are highly incentivized to reduce the time required to complete a roof replacement project.

Saves Money Tearing off an existing roof is obviously very expensive. By comparison leaving the existing roof in place and recovering it; the labor, equipment rental and disposal expenses are significantly reduced.

Less Disruptive Once the materials are loaded on the roof, the building occupants and pedestrians are often not aware that roof construction is in progress. Minor audible disruptions are localized to the area over where the construction is in progress. Conversely, Roof Removal always results in roof debris being scattered around the building, requiring constant supervision and clean up.

Limits Liability Because the existing roof system is left in place, the chances of moisture infiltration during rainstorms is greatly reduced during installation. Removing a roof and getting it to the ground creates the potential for both property damage and pedestrian harm.

Improves Safety Conditions Eliminating Roof Removal significantly reduces the exposure of dangerous conditions to the roofing crew, building occupants and pedestrians.

Environmentally Friendly Roof Removal requires that the existing roof system and debris be transported to a local landfill. Eliminating Tear-Off extends the useful life service of the original roof system components. Extending the Life-Cycle-Cost of the original roof system is a Win-Win for the building owner and the environment.

Candidadtes For a Roof Recover

Low Slope and Flat Roofs are ideal candidates for roof overlays. The existing roof surface can be an asphalt Built-Up Roof with aggregate surfacing, a smooth surfaced Modified or a Single-Ply roof system. Once the existing roof system is properly cleaned and prepared, insulation and or a recovery board is then mechanically attached with screws and plates through the existing roof into the roof deck. This provides a smooth and clean surface for installation. The new roof membrane with associated flashings and edge details are then installed according to the manufacturer’s specifications.

Metal or Structural Steel Roofs are ideal candidates for a retrofit roof system. Once the existing roof system is properly cleaned and prepared, Pre-Cut insulation panels are loose laid in the flu and covered with an insulation board. The insulation board then mechanically attached with screws and plates through the existing roof into the roof deck. This provides for a clean and smooth surface to attach the new roof membrane. The new roof membrane with associated flashings and edge details are then installed according to the manufacturer’s specifications.
